Brought a 1908 Victorian back from the brink. Previous owners wanted to gut it completely, but we convinced them otherwise. Original crown moldings, updated systems, modern comfort. Won a heritage conservation award, which was pretty cool.

This one tested us. Neighborhood wanted something that'd fit in with the historic character but work for modern programs. Added geothermal heating, passive solar design, and a green roof that's become the local kids' favorite spot.

Tiny lot, big ambitions. Client wanted contemporary design that wouldn't stick out like a sore thumb. Used traditional materials in unexpected ways - worked out better than expected.

Gastown Warehouse Conversion

Vancouver, BC

1890s warehouse that'd been sitting empty for decades. Now it's mixed-use with retail below, offices above. Kept the original timber beams exposed - they're honestly the best part. Code compliance was a headache, but we got there.

Squeezed between two character homes from the 1920s. Had to be contemporary without clashing. Went with clean lines, natural cedar cladding. Neighbors were skeptical at first but came around once they saw it finished.

Client wanted net-zero energy. We delivered. Solar panels, rainwater harvesting, the whole nine yards. Three years in and it's performing 15% better than projected. Sometimes you get lucky with the numbers.

Church Conversion

St. Andrew's Lofts

Converting a deconsecrated church is always emotional for the community. We kept the stained glass, exposed the original stonework, and somehow made it work as residential units. Hardest part? Convincing people that change isn't always bad.

Yeah, we named our firm after this project - it meant that much to us. Gut reno of a 1960s diner. Owners wanted something that honored the space's history while feeling completely fresh. Took some risks with the material palette.

Waterfront property with strict environmental regs. Client wanted floor-to-ceiling glass but we had to protect salmon habitat. Ended up with a design that maximizes views while minimizing site impact. Nature won, everybody won.

Just the facade project, but man, what a facade. Matched 120-year-old bricks, recreated missing terracotta details. Took longer than planned because we're perfectionists about this stuff. Owner gets it though.

Eight-unit development that actually respects the neighborhood context. Used traditional forms, contemporary detailing. Each unit's a bit different so it doesn't look like cookie-cutter sprawl. Sold out before completion, so guess we did something right.

Grandview Elementary Addition

Vancouver, BC

Adding onto a 1950s school without disrupting classes? That was the challenge. Used modular construction to speed things up, added a living roof that's now part of the science curriculum. Kids love it, which is honestly the best feedback we could ask for.
